Top 5 Reasons Now is the Time to Buy
1. Mortgage Rates are Historically Low. Interest rates haven’t been this low since the 1950s. Home affordability is better than ever with the combination of lower home prices and lower rates.
2. Federal Tax Credit to Buyers. First time home buyers receive an $8,000 tax credit which has just been extended through April 2010. The qualifying income limit has been just been raised to $125,000 for a single person and $250,000 for a couple. Also current homeowners that have owned property for at least 5 years will receive a $6,500 tax credit when buying a new primary residence.
3. Safer Buying Environment. The government has cracked down on the fast and loose predatory lending practices of the last several years. It is now more difficult to qualify for a loan which means that homeowners can actually afford the loans they receive. Buyers now won’t be facing the same financial crises that buyers of the last several years are encountering.
4. Buyer’s Market. Home prices are down and do not have the inflated equity of a few years go. A lot of sellers are distressed and selling their properties at discounted rates either through a short sale or foreclosure. Inventory is high meaning that there is greater competition for buyers which also drives prices down.
5. The Housing Market is Recovering. According to the Case-Shiller Index home prices in Los Angeles County have been increasing since May 2009. Already we are seeing in our local market a steady increase of homes selling faster and for more money in the sub $750,000 price range.
